How a TBY project runs, visit to handover

The six steps

1. 01

   Free site visit

   What happens

   We measure the space, walk the scope with you and look at what is behind the obvious — the drain falls, the board, the substrate. Nothing is quoted from a photograph on a project.

   What you receive

   A measured scope of works, agreed with you on site before we leave.

2. 02

   Fixed BOQ in 48 hours

   What happens

   The scope becomes a bill of quantities: every item, its quantity, its rate and its total. You can strike a line out, swap a specification or ask what a number covers.

   What you receive

   A line-by-line bill of quantities, priced and dated, within 48 hours of the visit.

3. 03

   Contract and schedule

   What happens

   The approved BOQ becomes the contract. Milestones, payment percentages and the programme are written into it, along with the variation process for anything added later.

   What you receive

   A signed contract with the milestone schedule and start date in writing.

4. 04

   Build

   What happens

   One team, one supervisor, and the same faces through the programme. Each milestone is reached, photographed and shown to you before the next payment falls due.

   What you receive

   Progress photographs at every milestone, and a named contact who answers.

5. 05

   Snag list

   What happens

   You inspect the work and write the list — not us. Every item you raise is closed, and you re-inspect the ones that were closed rather than taking our word for it.

   What you receive

   Your written snag list, item by item, marked closed as each one is done.

6. 06

   Handover

   What happens

   The last ten per cent is yours to release, and you release it once the snag list is empty. Warranties, product data and the as-built notes are handed over with the keys.

   What you receive

   Handover pack, product documentation, and the final ten per cent released by you.
