The causes we find, in order
Hair and soap in the trap
Shower and basin blockages are nearly always within the first metre, bound together by soap scum. We pull and clear the trap by hand rather than pushing the mass further into the line.
Kitchen grease build-up
Cooking fat cools and lines the pipe until the bore closes to a straw. Rodding alone punches a hole through it, so we scrape the wall of the pipe and flush hot to carry the residue away.
Construction debris in the stack
Common in newer Dubai towers, where grout, tile spacers and cement have been washed down during fit-out. This sits lower in the line and needs the machine from the nearest access point.
Blockage in the shared stack
If two or more fixtures back up together, the problem is past your apartment and belongs to the building. We confirm it, show you which fixtures prove it, and tell you to call FM rather than charging you for their line.

Will you use chemicals?
No. Drain chemicals sit on top of a solid blockage, damage older pipework and make the job more dangerous for whoever opens it next. We clear mechanically.
How do I know if it is my drain or the building stack?
Run the basin, the shower and the kitchen sink separately. If only one is slow it is yours; if several back up together it is the shared stack, and that is the building maintenance company to call.
