The causes we find, in order
Low refrigerant from a leak
Gas does not get used up, so a low charge always means it is escaping somewhere. We pressure-test and find the leak first, because topping up a leaking system just sells you the same gas twice.
Choked filters and coils
Dust blankets the evaporator until air cannot pick up any cooling on the way past. This is the cheapest and most common cause, which is why we check it before quoting anything expensive.
Failed capacitor or contactor
The fan spins but the compressor never starts, so the system moves air without cooling it. Both parts are inexpensive and are tested under load rather than by appearance.
Dirty condenser outdoors
The outdoor coil has to dump heat into 45-degree air, and a coat of dust makes that impossible. Cleaning it restores capacity that no amount of gas will replace.
Crushed or disconnected duct
When one room stays warm and the others are fine, the fault is usually the flexible duct feeding that room rather than the unit. We check the run above the ceiling before touching the machine.
