Dust and biofilm close the drain until the pan overflows at the front edge of the unit. We clear the line back to its discharge point rather than just emptying the pan, which buys a day at most.

The pan is designed to fall towards the drain outlet, and a unit that has shifted on its bracket tips the water the other way. Re-levelling the chassis is often the whole repair.

Older pans split along the moulding seam and drip regardless of how clear the line is. We replace the pan to the model rather than sealing a crack that will reopen in the heat.

Without a correctly formed trap the unit pulls air back up the drain and stops the water leaving. We re-form the trap so the line drains under its own fall.

If the unit has been icing up, the melt overwhelms the pan all at once and looks exactly like a drain blockage. We check for ice first, because fixing the drain would leave the real fault running.
